It takes an outside, objective eye that understands clearly what is important in order to create an atmosphere where buyers will be able to envision themselves in your home. De-personalizing and neutralizing the space is vital to appeal to the largest variety of potential buyers. We also tend to go blind with time to the areas of our homes that need cleaning and repair work. Finally, the way we live in our homes and the furniture layout we choose, while conducive to a convenient lifestyle, might not best highlight your home’s special features and characteristics. Our staging plan takes an objective look at your home’s layout and highlights money-making features to buyers.

As early as possible! In the best possible scenario, you will bring us in to assist with your home sale preparation plan as soon as you make the decision to sell your home. In some cases, your agent may recommend HomeSet when he or she signs on to represent your listing, and we certainly recommend having us come in prior to marketing photos being taken and listing the property. However, HomeSet also has great success in coming in post-listing if activity is slow and your marketing needs a refresh. We tailor our plans to best set your listing apart, no matter the timing or circumstances.

Our service encompasses far more than just staging. While we love staged homes, and it’s a wonderful option for many sellers, it doesn’t work for everyone.
Staged homes sell 73% faster according to the National Association of Realtors®, and also sell for $40,000 more than an un-staged home nationwide according to the same NAR study. However:
(a) the average $5,000-$15,000 charge for a two to six month furniture rental is cost-prohibitive for many sellers. Most stagers require their fee up front, and for this reason only about 23% of home sellers choose the staging option for their listing.
(b) your home must be vacant in order to hire a stager, prohibiting sellers who must live in their home before moving from utilizing the service.
(c) staging is typical in many luxury, expensive, and urban real estate markets nationwide. However, in many markets it is not the norm and will eat into a potential profit margin.
(d) some clients also choose to hire a stager after their HomeSet preparation plan has been executed. Our system works well for some vacant homes, especially those in semi-luxury or luxury market.
HomeSet provides the solution for these unserved sellers, offering an option for a staged look at a fraction of the staging cost, allowing for the seller to live in their home during their listing period if needed.

Home sale preparation is just one part of a successful home sale, and your agent takes the lead of the remaining important steps: marketing, pricing the home correctly, managing your listing phase, negotiating contracts, ensuring that your escrow is smooth and worry-free, and helping to coordinate a successful and profitable sale with all contract players: one that is on-time and nets the maximum amount of money possible.

We have had great success coming in to help with a marketing refresh when your home’s listing has slow activity. We help you and your real estate agent start from scratch with your listing aesthetic, as if it were new on market. We tailor the plan in these situations to help spend as little time as possible in the refresh phase. After you complete the tailored plan, we recommend brand new, high-end architectural photographs be taken. Then, after refreshing your marketing materials and possibly your price, we suggest re-listing your home back on the market.

Interior design is the opposite of staging. An expert interior designer listens carefully to her clients, understand their unique and individual needs for their home and space, and creates an ultra-personal design aesthetic.

Furthermore, HomeSet’s checklists go far beyond a staging plan. We also highlight uncluttering, cleaning, repair-work, and neutralization that is needed in the home.

You are in the driver’s seat here! Every HomeSet plan we create for customers is unique to that seller’s needs. We carefully assess the time the seller has outlined for the preparation period before their home is on the market as well as the budget constraints and create our checklist based on those objectives.
Some of our sellers have a larger budget that allows for larger-scale action items, such as changing out kitchen countertops and upgrading flooring. We work with those sellers to stay within their time and financial budget to maximize their closing profit. We also know what materials to choose that are both luxurious and cost-effective.
However, some of our clients have no budget whatsoever or a very tiny budget for home improvements. We are experts in creating a professional and a universally appealing look while helping clients with a DIY home sale preparation plan that we outline clearly in their check list.
We also have a deep list of local and trusted service providers that can also assist, the client’s budget-allowing. These tried-and-true contractors, from handymen to cleaning crews, will give the best possible price for your action items on your HomeSet checklist.

It’s reality that living in your home while maintaining your listing is challenging. In an ideal world, you will leave the house every day in the condition to make it available for an impromptu showing, and we know that can be a tall order for busy people. We break down the steps to help maintain your beautiful listing condition, at least through a buyer’s inspections and appraisal, aiming to boost showings, encourage offers, and help achieve an optimal sale price.

At this stage, we are unfortunately not able to offer this option. However, we have carefully and transparently outlined our package costs, based on a simple square footage basis, to make our valuable service as affordable as possible for our customers. Remember, our fees are a fraction of the $5,000-$15,000 cost of a traditional stager. And you may also be able to negotiate a work-around with your agent for them to cover the up-front cost of the fee for a potential increase in their commission, one that is paid at closing.

By completing the booking, you confirm that you—and your real estate agent, if applicable—have reviewed the terms and are authorized to move forward on behalf of all parties involved in the sale.
