We use a seller’s own furniture and belongings to create an aesthetic listing look that absolutely blows away a buyer’s expectations.

We account for the seller’s budget and timing when creating the customized plan and take the guesswork out of understanding what factors cause a buyer to fall in love with a property. We assist with recommending service providers to execute the work for your clients with some budget and create a complete DIY plan for sellers with tighter finances.

When preparing a home for market, agents often finds themselves going from fully complimentary to flipping into a critical eye that can offend the client. Some of our agent partners even bring us in before hiring a traditional stager, especially for particularly challenging listings like trusts with multiple decision-makers, homes that are in disrepair, sellers with extensive collections, extremely cluttered homes, and dirty houses.

How it Works

Book It

Your or your seller will book the initial appointment with HomeSet and confirm acceptance of our Service Agreement. You can expect a call within 24 hours from your HomeSet professional to schedule your initial appointment. 

Initial Consultation

Approximately two to four hours depending on the square footage and the custom plan created with your HomeSet consultant, your seller, and you. In this appointment, we take into account the seller’s timing and budget to create a customized and detailed checklist that outlines a game plan for the listing aesthetic that leaves no stone unturned. We focus on the five main areas of importance for a buyer and pay special attention to the five key areas of the home so buyers fall in love. We love when our agent partners attend this appointment and weigh in with their vision for the home’s listing, but we can also handle this step for you as well.

Receive Your Checklist

Within 48 hours of your initial appointment, you and your seller will receive the customized checklist for your home sale preparation plan. Your HomeSet professional will outline and identify the areas of priority, and we will also provide local and trusted service providers to help with the work, as needed. We additionally provide a Primer and a Moving Guide that outlines the basics and how to maintain the staging plan during your client’s listing period.

Execute the Work

Using the check list, the seller will execute the work in their home according to the home sale preparation time frame. This step includes packing up all items not specified in the list and storing them for the listing period. The seller will also complete the cleaning and repair work, purchase any supplemental staging pieces, move the furniture, and set their established belongings according to the template that their HomeSet professional has created with them.

Secondary Consultation

Approximately one to two hours. When the work is completed, you or your client will coordinate with their HomeSet professional to arrange the secondary consultation. In this appointment, we will tweak the finalized aesthetic design and put the final touches on the completed staging.

We encourage our agent partners to attend this appointment as well, as this is the final step before the marketing photos will be taken. It’s your chance to put your special touches on the listing. However, we can handle this step for our busy agent partners.

Listing & Coaching on Maintenance

After you prepare the marketing tools, you will list their home at this point. Use HomeSet’s Primer to help the seller maintain the perfected aesthetic during the listing period. Prepare for buyers to be blown away!
