Whether it is having the difficult conversations about their home’s needs and their decor, taking the pressure off of you for crafting the home sale preparation plan, providing recommendations for service providers, or simply backing up your expertise with your client, our number one goal is to make your life and listing easier! We will never step on your toes but can take the lead in educating clients and making suggestions that will help your clients’ home sell on time for the most amount of money possible for the market conditions. We want you to receive a higher commission faster by helping your clients listing sell their home quicker and for the most amount of money possible.

  • Pitching us to your perspective clients is a step far above your agent competition. Preparing a listing for market can be one of the more challenging steps for agents. Maintaining a positive relationship with a seller while being critical of their decor and home condition is a tight rope that is difficult to navigate. Yet this is also one of the most important steps for marketing a listing to draw in buyers and get them excited. HomeSet gives a full and complete home preparation plan that is unique to your client’s home, time frame, and budget. We deliver a clear, strategic plan designed to draw in buyers, aiming to boost showings, encourage offers, and help achieve an optimal sale price.

  • Our precise and detailed game plan leaves no stone unturned while paying special attention to the five key areas: (1) curb appeal, (2) entryways, (3) kitchen, (4) bathrooms, and (5) the overall flow of the home.

    We know that many sellers are constrained financially. Yet even with this framework, we know how to take the most run down and cluttered listings and create a plan where buyers see the potential in your listing. Our home sale preparation plans have a proven track record of helping our customer’s houses sell in a faster time frame and for the most amount of money possible.

    We know what it takes for a buyer to fall in love with a listing, and we take every necessary step (but only necessary steps) to ensure that every one of the 50-60 impressions a buyer experiences when touring a home are positive.

    We do this by focusing on the five key action steps: (1) unclutter, (2) clean, (3) repair, (4) neutralize, and (5) stage with their furniture and belongings. The result? That warm and fuzzy feeling they get that directs them to write an offer.

  • Our service encompasses far more than just staging. While we absolutely love staged homes (we often work together with a stager), and it’s a wonderful option for many sellers, it doesn’t work for everyone.

    Staged homes sell 73% faster according to the National Association of Realtors®, and also sell for $40,000 more than an un-staged home nationwide according to the same NAR study. However:

    (a) the average $5,000-$15,000 charge for a two to six month furniture rental is cost-prohibitive for many sellers. Most stagers require their fee up front, and for this reason only about 23% of home sellers choose the staging option for their listing.

    (b) the home must be vacant in order to hire a stager, prohibiting sellers who must live in their home before moving from utilizing the service.

    (c) staging is typical in many luxury, expensive, and urban real estate markets nationwide. However, in many markets it is not the norm and will eat into a potential profit margin.

    (d) some clients also choose to hire a stager after their HomeSet preparation plan has been executed. Our system works well for some vacant homes, especially those in semi-luxury or luxury market.

    HomeSet provides the solution for these unserved sellers, offering an option for a staged look at a fraction of the staging cost, allowing for the seller to live in their home during their listing period if needed.

HomeSet’s proprietary method of preparing homes goes step by step through a house and recommends a pathway to remove as many potential objections that a buyer may have. We bring the wow!

  • As early as possible! In the best possible scenario, you will bring us in to assist with your home sale preparation plan as soon as you sign on to represent a seller’s listing. We certainly recommend having us come in prior to marketing photos being taken and listing the property. However, HomeSet also has great success in coming in post-listing if activity is slow and your marketing needs a refresh. We tailor our plans to best set your seller’s listing apart, no matter the timing or circumstances.

  • Absolutely! You are the marketing expert for your client’s home, and we are here to support your vision. Our job is to make your job easier by helping you sell your client’s listing on a faster time frame and for the most amount of money possible. If you’d like to have a pre-consultation conversation with your HomeSet professional to ensure you have a cohesive vision before the client appointment, we are here for you. For agents that are less hands on in this stage, we can also support you by creating the cohesive look for your listing and taking this step off your plate.

  • We greatly value our agent partners and want to support you in winning the business, too. Pitching HomeSet’s services to your sellers is far above and beyond what the average agent does for their client’s listing. We create results far above and beyond the average agent’s as well. We can help you secure the listing. Please feel free to send our team an inquiry, and we’d be happy to work with you on a case-by-case basis, whether it’s attending the presentation with you, coaching you on the service beforehand, or providing some materials to include in a listing presentation.   • We have had great success coming in to help with a marketing refresh when a listing is stale. We help you start from scratch with your seller’s listing aesthetic, as if it were new on market. We tailor the plan in these situations to help spend as little time as possible in the refresh phase. After your seller completes the tailored plan, we recommend brand new, high-end architectural photographs be taken. Then, after a careful check of your list price, revising the listing description, and checking the MLS re-listing rules for your area, we suggest putting your refreshed listing back on the market, resetting the days on market if your MLS allows.

  • You decide! For some clients, you may instruct them to book and pay for our service directly. For others, you may elect to pay for our service yourself as part of your complete marketing package in order to win the listing. Some of our agents charge their sellers a higher fee in this case. We understand that commission structures are changing and sellers are negotiating your rate like never before. We are here to support you with either of these pathways.

  • As of July 2025, we are covering all parts of Los Angeles County and take clients in Orange, San Bernardino, and Ventura counties on a case-by-case basis. We also have plans to expand in other parts of California and into other markets across the United States, so check back if we are not in your area yet!

  • No, we do not. We are home sale preparation experts and understand exactly what it takes to set a listing apart in a competitive marketplace. That includes knowing when to leave things to the other experts, like a talented real estate photographer who can capture all the details. We highly encourage all our agent partners to work with a photography professional.

    That said, we understand exactly what angles should be taken, where photographs should focus, and how to capture the hard work that you and the seller have done preparing the house for the market.

    In your second consultation with HomeSet to set the final touches on the staging plan, please feel free to being a list of questions for your HomeSet expert and go over their recommendations for a killer professional photo shoot of your beautiful listing.

Our empathetic and kind HomeSet professionals are staging experts and know what it takes to sell a home. We have a gentle way of talking with sellers so the listing is set according to your marketing plan.

    However, we at HomeSet also believe that being honest and direct is kind as well. Our professionals are trained in dealing with multiple decision-makers, rude sellers, those who believe they know more than their agent, people with cultural or religious sensitivities, sellers with poor style, those with homes in disrepair or are extremely cluttered. We compassionately deliver the truth to your clients so they can win with their listing goals.

  • Selling a home for many people is an emotionally difficult process. Sellers may have years of memories of the life they built in their home. And this can be challenging as real estate professionals understand that emotional decision-makers are poor decision-makers.

    One of the wonderful benefits of using HomeSet is our system helps the seller begin the process of detaching from their home. They start to become less emotionally-tied to the house because we are continuously asking them to look at their home through fresh “buyer” eyes. We help them start to separate their memories from the home’s solid walls. Our goal is to help them make clearer decisions throughout their listing and escrow periods.

  • We understand that these can be challenging listings, and it’s our job to help bring clarity to the home sale preparation stage. We outline the important areas of a home as well as the necessary action items that create the positive first impression a buyer needs to fall in love and write an offer. For these clients, we can take the lead on sorting through these preparation decisions with your multiple decision-makers to take this step off your plate.

  • Many sellers do not have a budget for updates to their home or even money for supplemental staging pieces. And some may have vacant homes or homes with furniture that is dreary and dated.

    Even for these sellers, our comprehensive preparation plans will help their homes feel bright and cheery by appealing to all of a buyer’s five senses.

    Everyone has the ability to have their house cleaned, repair small areas of concern, neutralize their spaces, and unclutter their homes. Remember, our home sale preparation plans go far beyond a typical stager.

    Even for these customers, HomeSet can help elevate the listing aesthetic and make sure that buyers have a warm and fuzzy feeling after their tour.

  • We know what it takes to turn your client’s furniture and belongings into a cohesive look that hits the mark with buyers. We are experts in making old, worn, or dated items look expensive and have numerous tricks up our sleeves. We recommend changes with a small investment that have a major impact on the overall aesthetic. Sometimes it’s a little paint, a couch cover, or a tablecloth that can pull a listing into a cohesive, clean, and appealing realm.

  • At this stage, we are unfortunately not able to offer this option. However, we have carefully and transparently outlined our package costs, based on a simple square footage basis, to make our valuable service as affordable as possible for our customers. Remember, our fees are a fraction of the $5,000-$15,000 cost of a traditional stager. You may also be able to negotiate a work-around with your client, covering the up-front cost of the fee for a potential increase in your commission, one that is paid at closing. You may also elect to pay for the service directly as part of your marketing pitch to win the listing.

  • As real estate experts in your market, we have meticulously honed our service provider recommendations after soliciting client and customer feedback. We are constantly adding and removing service provider recommendations to our living, breathing list to give the best possible options available. We’d love to include your tried-and-true providers!

  • You can review the Service Agreement now and you’ll be asked to acknowledge it during the checkout process when booking HomeSet’s service. By completing the booking, you confirm that you—and your seller client—have reviewed the terms and are authorized to move forward on behalf of all parties involved in the sale.
